    Indian Housing Market: Bengaluru, NCR & MMR Lead 69% of Rs 2-5 Cr Sale

    The Indian housing market continued to see strong demand for premium homes in the first half of 2026, with Bengaluru recording the highest sales value in the Rs 2 crore to Rs 5 crore housing segment, according to data from real estate analytics firm CRE Matrix.

    Around Rs 1.15 lakh crore of sales was made at the Rs 2-5 crore housing segment in major residential markets in India during the first half of 2026. Together, the two cities - Bengaluru, the National Capital Region (NCR) and the Mumbai Metropolitan Region (MMR) – contributed to Rs 80,293 crore, or nearly 69% of the total value of home sales tracked by CRE Matrix.

    Bengaluru Leads Rs 2-5 Crore Housing Sales

    Bengaluru recorded 11,556 housing sales worth Rs 31,216 crore in the Rs 2-5 crore price category during H1 2026. The average transaction value stood at around Rs 2.70 crore.

    The data places Bengaluru at the top among the major markets tracked by CRE Matrix in terms of sales value within this price segment.

    The premium housing trend has also been reflected in broader residential market data. According to JLL's Q1 2026 residential data cited in the source, sales of homes priced above Rs 1 crore increased 30% year-on-year, while sales in the Rs 1.5 crore-Rs 3 crore category rose 67%.

    NCR Records Rs 27,125 Crore in Sales

    In the second position, NCR has recorded Rs 27,125 crore in housing sales through 8,778 homes in the price range of Rs 2 crore to Rs 5 crore in H1 2026.

    The average value of transactions was around Rs 3.09 crore which is higher than Bengaluru's average in the same price band.

    NCR is also reported to have a strong influence in the premium housing market, according to Knight Frank's data for H1 2026. The consultancy also saw 10,783 transactions for homes in the Rs 2 crore to Rs 5 crore segment, representing 31% of sales in the eight major markets in the NCR.

    MMR Records Rs 21,952 Crore in Premium Home Sales

    The Mumbai Metropolitan Region was third, with the region seeing a total of 7,480 units worth of Rs 2-5 crore worth of homes sold.

    The average value of transactions was approximately Rs. 2.93 crore.

    In the broader real estate landscape of Mumbai, it is evident that there is a premiumisation trend. According to data from Knight Frank's H1 2026 report, homes with valuations exceeding Rs 1 crore accounted for 54% of sales in the residential segment, underscoring the growth of this segment, compared with 49% a year ago across the eight cities covered by the report.

    Hyderabad Records Rs 18,948 Crore in Sales

    Hyderabad has become another key market with Rs 18,948 crore of sales generated in 6,424 flats ranging from Rs 2 crore to Rs 5 crore in H1 2026.

    The transaction value averaged at around Rs 2.95 crore.

    The average ticket size of homes in Hyderabad rose by 10% YoY to Rs 2.03 crore for the first half of 2026, despite the total number of units sold decreasing 13%, according to CRE Matrix's Housing Report.

    Ahmedabad, Pune and Chennai See Continued Activity

    The other major markets also saw sales in the Rs 2-5 crore housing segment, but the overall volume was much lower as compared to Bengaluru, NCR, MMR and Hyderabad.

    Ahmedabad recorded Rs 6,172 crore across 2,118 homes, while Pune registered Rs 5,507 crore across 2,027 units.. The sales in Chennai and Kolkata during the period were Rs 4,009 crore and Rs 1,985 crore respectively.

    The numbers make it clear that even in this price bracket, demand is not confined to India's more expensive housing markets with Bengaluru, NCR and MMR having the bulk of the sales value.

    Premium Housing Demand Gains Momentum

    The Rs 2-5 cr segment is part of a larger trend of the Indian residential market moving to higher ticket-priced homes.

    Knight Frank's data for H1 2026 shows a rise of 19% in sales of homes worth Rs 2 crore to Rs 5 crore across eight markets, from 28,465 units to 33,888 units. The segment represented 19% of total sales volume for residential sales in those markets.

    The data from JLL also indicated that demand for premium homes was rising, with the H1 2026 data showing a rise of 29.1%. Homes with a price tag exceeding Rs 1 crore commanded 71% of the residential transactions, compared to 62% in the previous year in the seven major cities.

    The overall research by CRE Matrix revealed that primary housing sales in Tier-1 cities are estimated to be around Rs 7.3 lakh crore in 2025, despite a decline in the number of units sold by nearly 3%. On average, the ticket size rose to Rs 1.47 crore, indicating that the sales of higher ticket size transactions are gaining grip on the total housing sales volume.

    Bengaluru Tops by Sales Value, NCR Leads by Volume

    The data shows a difference between the value of sales and volume of sales in India's Rs 2-5 crore housing market.

    Based on the data released by CRE Matrix for the first half of 2026, Bengaluru is the leader in sales value at Rs 31,216 crore followed by NCR at Rs 27,125 crore and MMR at Rs 21,952 crore.

    However, Knight Frank data has the opposite numbers, with NCR on top of the sales volume charts with 10,783 homes sold in the Rs 2-5 crore bracket.

    Overall, the data underscores the rise of the premium residential market in India, and the increasing preference for premium homes in major cities.
