Global investment firm Brookfield has acquired a 100% interest in the industrial and logistics (I&L) portfolio of ESR India for Rs 4,300 crore ($450 million), marking its entry into India’s industrial and logistics real estate segment.

Brookfield Acquires ESR India I&L Portfolio for Rs 4,300 Crore
The portfolio is spread across approximately 400 acres and comprises eight Grade A parks across six metro clusters, including Mumbai, Pune, Delhi-NCR, Chennai and Kolkata.
The assets have been developed and managed by ESR and are positioned along industrial and freight corridors. According to the companies, their locations provide access to major manufacturing and warehousing hubs, established consumption centres and logistics catchments.
The operating portfolio is approximately 98% leased, giving Brookfield immediate exposure to established industrial and logistics markets.
Brookfield’s ESR India Deal Covers 10.5 Million Sq Ft
The portfolio includes a mix of industrial and logistics assets, including light manufacturing facilities, fulfilment centres and warehouses.
The acquisition provides Brookfield with immediate scale across some of India’s leading industrial and logistics markets, while the committed capital also supports the future development of the portfolio.
Ankur Gupta, Deputy Chief Investment Officer and Head of Asia Pacific and Middle East, Real Estate at Brookfield, said the firm’s existing presence across India’s office and hospitality sectors provides a foundation for expanding into logistics and industrial real estate.
He added that the acceleration of India’s integration into global supply chains is increasing the importance of high-quality logistics infrastructure for the country’s logistics capabilities and cost competitiveness.

ESR India Portfolio Includes Eight Grade A Parks
The acquisition builds on the relationship between Brookfield and ESR across the Asia Pacific region.
Abhijit Malkani, Chief Executive Officer, India at ESR, said the transaction reflects the quality of the portfolio and institutional demand for modern logistics assets in India.
After the transaction, ESR will continue to manage the portfolio, ensuring continuity for the existing customers and help assets with their next stage of development.
Malkani further added that the deal adds to ESR's belief in India's economic growth, its expanding manufacturing base and its increased presence in the global supply chains.
Investment Firm Brookfield Expands Real Estate Footprint in India
Brookfield is an owner and operator of real estate assets in India with assets valued at over $13 billion comprising of office and hospitality assets. The investment firm also has the largest foreign portfolio in India, managing assets worth around $33 billion, including infrastructure, energy, private equity, real estate and credit.
The I&L portfolio acquisition will add to Brookfield's existing presence in India's real estate market, which includes its office and hospitality businesses.
ESR India is the Indian branch of Singapore based real assets owner and manager, ESR, who invest in logistics real estate, data centres and infrastructure.
The Rs 4,300 crore deal would give Brookfield a substantial, well-leased industrial and logistics business and access to a segment that is associated with India's rapidly growing manufacturing, warehousing and supply-chain business.
